What is a Fan Coil System and why is it important to maintain?



As the name suggests, a fan and a coil are the main mechanical components. The fan pushes out air through the coil system and into your living space. During the cold season, hot water runs through the coil system producing warm air, while in the warm season chilled water runs through the coil producing cool air.

Just like any manmade machine, the fan coil unit is prone to wear and tear, some of which can lead to major problems such as flooding, and expensive repairs. This includes issues that are hazardous to health such as mold and deteriorating fiber glass insulation.

This is where we come in.

The semi-annual fan coil maintenance programs can help you stay informed of the state of your fan coil systems. We start with a basic Fan Coil Maintenance Plan and allow our clients to upgrade and customize their plan by adding add-on services as per their preferences and our recommendations. Any signs of deficiencies, deterioration or bacterial/mold growth will be reported and recommendations will be offered as standard procedure.



What Does Our Base General Fan Coil Maintenance Option Entail?



General cleanup of the fan coil drip pan, cabinet, visual inspection of functions and the state of the fan coil compartment is also examined.

Filter change with MERV4 rated filters which are effective at controlling particles such as, sanding dust, spray paint dust, lint and carpet fibers.

Fan Coil Maintenance Upgrades



Air Quality Care

Upgrade to MERV8 Filter: MERV8 Filters are top-of-the-line filters which are compatible with residential fan coil systems. MERV8 Filters are effective at controlling mold spores, aerosols and dust. MERV 8 filters have 90% efficiency on particles that are 3 to 10 micrometers in size.



Drip Pan Care Options

Drip Pan Drain Hose Deep Cleaning

This is where the technician removes the drip pan hose, air cleans it with high air pressure, makes sure it is 100% clear and clean, reinstalls it, tests the drainage system and reports any abnormalities.


Anti-Clog/ Anti-Bacterial Tablets

These tablets are placed in the drip pan during spring in preparation for the condensation seasons a.k.a. the cooling season. These inhibit the formation of bacteria and according to the make and model of each tablet, can also be used to ensure the drainage system runs smoothly. Many tablets makes and models are available.



Anti-Flood Sensors And Alarm Systems​

Fan coil floods are the most common flood sources in condominiums costing home owners millions of dollars in damages not restricted to the source unit but also to those condominium units below it, from floor damage to walls and ceilings.


Anti-Flood Sensor

Anti-Flood sensor is a small device that is installed in the drip pan. This sensor will shut off the entire system if the water level reaches a threshold level, which indicates a blockage in the drainage system. The sensor will shut off the system preventing any further condensation.


Anti-Flood Alarm

This is a small device that is placed in the drip pan. It sets off a loud alarm whenever the water level reaches a threshold level, which indicates a blockage in the drainage system. The alarm will not shut the system off like the anti-flood sensor would, but only sounds an alarm to inform the residents of the specific potential hazard of flooding.



Coil Flushing

Coils will gradually collect fine water debris which may compromise water quality. That hard water will clog the coils and compromise its efficiency. Flushing the coils will flush out the fine debris and allow for a clear and efficient coil.

This practice is recommended every 2 to 4 years after main risers are flushed and new water is supplied or simply when coil efficiency appears to be compromised
