During the cooling season, the interiors of a fan coil compartment tend to be damp and moist due to condensation. Unfortunately, these conditions serve as an optimal environment for mould and bacterial growth.

Mould can be found on the hard surfaces of the compartment that can be cleaned and sanitized. However, mould prefers the comfort of the fiberglass insulation material, which lines the walls of the compartment and the piping system. These surfaces can not be cleaned and disinfected as efficiently as the hard surfaces.

Mould can have many health risks. While some may experience severe health conditions such as asthma, skin allergies and a compromised immune system, others may have a mild reaction or none at all. Nevertheless, mould is a toxin and should be treated as such.



Fiberglass Insulation deterioration and Mould Infestation



Most builders use the minimum code-compliant fiberglass insulation to line the compartment’s walls. This insulation is not moisture resistant, which promotes mould formation. Therefore within a few summers, mould will become a permanent problem that can be seen and felt.

Another issue with fiberglass insulation is that it deteriorates and breaks down. Insulation particles travel through the air into your unit.



Fiberglass insulation particles are incredibly harmful to people’s and pets’ health. The health risks of fiberglass can range from mild risks, such as eye redness and irritation, to severe risks, such as permanent lung damage.

Further deterioration can cause fiberglass insulation to start falling off in large clumps, which can clog the drip pan and cause floods.

Deteriorated and mould contaminated fiberglass present severe liability and should be taken very seriously.



How Can Mould Growth Be Controlled?



A combination of Mould Resistant Insulation and UV Lights is the perfect formula in controlling mould, and it guarantees good air quality.

Mould resistant, closed-cell insulation does not absorb water. It provides a firm surface that allows you to simply wipe off and disinfect any possible bacterial growth, while UV lights offer effective control over the formation of bacteria.

UV Lights can be installed where the existing fiberglass insulation is intact and in good condition. However, it is important to remember that the UV lights will be installed inside a closed compartment. This means that if the UV light goes out, residents may not notice it until it is too late. Therefore, we recommend having the Mould Resistant Insulation as the first line of defense and UV light as a potent inhibitor of mould formation.

At 4Seasons HVAC Solutions, we only use UL-approved anti-mould closed-cell rubber-like insulation that’s guaranteed to resist mould growth within the cells.

It is important to note that it’s not only mould and bacteria that can form in the fan coil unit. Sometimes, you may have calcium and other mineral deposits that are mostly harmless to health but may present flooding hazards as they can block the drainage system. Only a trained technician can detect suspected mould growth. Laboratory testing is also available if needed.
